Real estate financing for South Florida owners and investors

South Florida real estate moves fast, and the right financing often decides who gets the deal. Whether you are buying the warehouse your business operates from, refinancing a retail plaza, rehabbing a property for resale or building from the ground up, BKH Fund connects you with lenders that specialize in your type of property and timeline.

Real estate loan programs

Commercial purchase and refinance loans

Long term financing to buy or refinance office, retail, industrial, warehouse, mixed use and multifamily properties. Owner-occupied buyers may also qualify for SBA 504 or SBA 7(a) loans with lower down payments and terms up to 25 years.

Temp-to-perm construction loans

Finance construction first, then convert to permanent long term financing once the project is complete, so you are not scrambling for a takeout loan at the finish line.

One-time close construction loans

Combine the construction loan and permanent mortgage into a single closing, with one set of closing costs and less paperwork.

Investor rehab loans

Short term funding for purchase and renovation of fix and flip or value add properties, based largely on the property and the after repair value.

Transactional funding

Very short term capital for investors doing back to back closings, such as double closings on wholesale deals.

Bridge loans

Interim financing to close quickly, reposition a property or bridge to a sale or permanent loan.

Property types

  • Owner-occupied offices, shops and medical buildings
  • Industrial, warehouse and flex space, including logistics properties near the airport and ports
  • Retail centers and restaurant buildings
  • Multifamily and mixed use buildings
  • Investor residential properties for rehab and resale
  • Ground up construction projects

What lenders look at

Real estate lenders focus on the property and the plan: purchase price or value, loan to value, cash flow or after repair value, your experience, your down payment and your credit. Expect an appraisal, title work and, for commercial properties, rent rolls or business financials. We help you prepare a clean package so the lender sees the strongest version of your deal.

Tip for owner-occupants: if your business will occupy at least half of the building, compare an SBA 504 loan with conventional financing. The lower down payment and longer fixed term can make a big difference in monthly cash flow.

FAQ

Commercial Real Estate Loans FAQ

Do you finance investment properties as well as owner-occupied?

Yes. Lenders in our network finance owner-occupied commercial property, income producing investment property, investor rehabs and transactional deals.

How much down payment do I need for a commercial property?

It depends on the program. Conventional commercial loans often need a larger down payment, while SBA 504 and 7(a) loans for owner-occupied property can require less. The lender confirms after reviewing the deal.

Can I get a construction loan that converts to a permanent loan?

Yes. Temp-to-perm and one-time close construction loans are both available through our partners.

How fast can a bridge or rehab loan close?

Short term investor and bridge loans are usually much faster than conventional bank financing, as the lender focuses on the property and exit plan. Timing depends on appraisal and title.

Do you lend outside Miami?

Our focus is South Florida, but our partners finance properties in many other markets across the United States.
